Mitchell City Council to consider approving pair of TIF zones for two local businesses – Mitchell Republic

MITCHELL – The Mitchell City Council on Monday will consider approving a pair of tax increment financing (TIF) districts that would fund economic development.

The council will discuss the issue at its meeting on Monday, November 4. The meeting is scheduled for 6 p.m. at Mitchell City Hall.

Palace City Brewing, a new local brewery being built in downtown Mitchell, is pursuing TIF funds that will support $500,000 in construction-related costs.

The local developers behind the local brewery are spending $2.9 million on renovations to the old building on Railroad Street.

The second TIF district on the council’s agenda aims to provide $330,206 in funding for a local auto body shop’s expansion plans on Mitchell’s west side. The owner of MAD Garage, located on the Highway 37 bypass, plans to build a 5,900-square-foot building next to the existing business.

If approved, the city will transfer TIF funds to developers in the form of grants.

Both TIF districts are considered economic development TIFs. Over the past year, a growing number of TIF districts have had their economic development approved by the council.

Among the latest economic development TIF districts to be approved were the Iverson Powersports and Interstate Glass TIFs, which promise to both create and increase jobs.

TIF district applications from Palace City Brewing and MAD Garage received approval recommendations from the city’s Planning and Zoning Commission at an Oct. 28 meeting.

Other topics the council is expected to address at the meeting include:

  • Setting dates for hearings and action on several alcohol license applications, including Thunderbird Lodge, Corn Palace Shrine Club and Mitchell Meat Lodge.
  • Hold a hearing and act on two conditional use permit applications for Josh Frost.
  • Consider setting a date for a board of corrections hearing for Kyle Zacher, who is applying for a variance permit for the maximum height of an additional building.
  • Submit a quote for the Southern Wastewater Treatment Plant building.
  • Consider purchasing a Walking Floor Trailer from BuyBoard for recycling project 2024-31.
  • Set a date for the West End Bridge 2023 Bridge Improvement Grant Project tender opening as November 20, 2024 at 13:30.
  • Set the bid opening date for the 7th and Main Traffic Lights Rebid as 7 November 2024 at 13:30.
  • Hold the entrance of citizens.

The meeting is open to the public.
